One company, from the land to the keys.

Most offshore villas are sold by an agent, designed by one firm, built by another and managed by a fourth. When something goes wrong, each points at the next. We do all four ourselves, under one contract, so there is one name on the door and one number to call.

Headquarters Singapore. Site offices Bali, Lombok, Phuket, Manila.

The company
  1. A cleared coastal plot with survey pegs on a Lombok headland1LandOur own acquisition teams in each market walk every site before we present it. We buy or option the land ourselves, clear title with local counsel, and only then put it in front of a buyer with the numbers attached.
  2. Architectural models of two villas on a table in the Singapore studio2ArchitectureA library of houses we have built and refined over fifteen years, and a studio that draws new work for the sites that need it. The same architects follow a house from the first sketch to the snagging list.
  3. Concrete frame and lava-stone walls of a villa under construction above a bay3ConstructionIn-house construction management with local crews we have worked with for years. Fixed scope, staged payments against certified milestones, and a monthly report with photographs to every owner.
  4. A housekeeper preparing a villa bedroom4ManagementAfter handover, our owner services team staffs, lets and maintains the house, or hands you the keys and steps back. Either way the title is yours and nothing ties it to us.

Most people who own an investment property have never spent a night in it.

It sits in a suburb an hour from where they live, let on a twelve-month lease to a tenant they have never met, returning a yield that a term deposit matches in a good year. It is a line on a balance sheet. It does exactly one job.

We think a property can do three.

Return

Nightly letting into international visitor demand, in markets that draw guests from dozens of countries at once.

Use

Yours whenever you want it. Block out the weeks you want, arrive to a staffed and stocked house, and let the calendar earn for the rest of the year.

Optionality

A finished, furnished, genuinely livable home in another part of the world, held in another currency, ready long before you have any reason to need it.

Living room open to a pool and a bay ringed by green mountains

An asset that pays you twice: once in revenue, once in the weeks you spend in it.

After the keys.

A house is only an asset if someone is looking after it. Owners choose one of two paths at handover, and can change their mind later.

What you are actually taking on

The risks in an offshore villa are real and they are not the ones buyers usually worry about. Most of them come from the structure of the purchase rather than the country it sits in — and buying into a large development quietly stacks five of them on top of each other.
